Legal Responsibilities

Upon a tenant electing to utilise PIRRS in preference to the mode of dispute resolution detailed in their Lease or Tenancy Agreement both parties will be required to sign a Deed of Variation committing them to abide by the PIRRS Independent Expert’s decision. Tenants should be aware of the fact that if their Lease or Tenancy Agreement is in the name of a limited Company, or includes details of guarantors, guarantors will also be required to sign the Deed of Variation.

Both parties are required to return the signed Deed of Variation to PIRRS within 28 days of receipt. The chosen Independent Expert cannot commence his task until both parties have signed and returned the Deeds of Variation.

The rent figure determined by the PIRRS Independent Expert should be treated as being final.  The PIRRS Independent Expert Determination cannot be appealed.
