PIRRS

Participation in PIRRS is possible if a tenant’s pub company or Brewery landlord is a contributing member. To find out if a company is a contributing member please click here.

Whilst it is strongly recommended that both parties have issued a final offer to one another prior to taking such action tenants who have been unable to resolve the rent figure for a rent review or a tenancy renewal may refer a dispute to PIRRS.

Once a commitment has been made by the tenant to use PIRRS they should complete and submit their application form either on line or through the post to the PIRRS administration team promptly.

It is essential whether applying online or offline you immediately forward your remittance in respect of your share of the Independent Expert’s charges to PIRRS at Sentinel House, Ancells Business Park, Harvest Crescent, Fleet, Hampshire GU51 2UZ made out to ‘the Pub Governing Body – PIRRS.’  Please remember to include VAT at the current rate in your remittance. PIRRS will issue the appropriate VAT receipt.

PIRRS will then forward to the Pub Company or Brewery landlords their own separate application form.  This will include details of the Tenant’s choice of Independent Expert drawn from the panel detailed in the appropriate section of this website.

The Pub Company or Brewery landlords are then required to supply PIRRS with the Lease/Tenancy Agreement and other documentation relevant to the tenancy such as Licences to Assign, Licences for Alterations, Deeds of Variation, relevant Code of Practice and relevant tied Price List.  Identical copies are at the same time to be submitted by the landlords also to the tenant(s) so the latter can satisfy themselves that the documentation provided is correct and complete.

The Brewery/Pub Co landlords must then forward their own remittance in respect of its share of the Independent Expert’s charges  to PIRRS at Sentinel House, Ancells Business Park, Harvest Crescent, Fleet, GU51 2UZ,  Hampshire GU14 6XP made out to ‘the Pub Governing Body – PIRRS.’  They should include VAT at the current rate in their remittance. PIRRS will issue the appropriate VAT receipt.

Should this case relate to a Lease or Tenancy Agreement renewal the PIRRS Independent Expert will not be able to proceed until such time as complete Lease/Tenancy Agreement wording agreed between the parties has been placed before him/her. It is advisable therefore that the parties work together to reach agreement on the content of the new contract at the earliest possible moment.
